Schluter Home Additions & ADU: The Fort Lauderdale Owner’s Guide
Home additions and ADUs built with Schluter waterproofing and uncoupling systems in Fort Lauderdale typically run $45,000 to $130,000 for the full scope, and we stock the Schluter-compatible parts to keep your project moving. Most homeowners call us when they spot a Schluter component failing at a transition point, like a KERDI band peeling at a shower curb or a DITRA membrane lifting at a doorway threshold. You’ll know something’s wrong when tile starts cracking along a seam, grout keeps washing out of the same joint, or you smell moisture behind a wall that should be bone dry.
Which Schluter Models This Applies To

Schluter makes a few distinct product lines that show up constantly in Fort Lauderdale additions and ADUs. The big three are KERDI (the orange waterproofing membrane), DITRA (the uncoupling mat under tile), and SCHIENE or RONDEC (the metal edge profiles that finish outside corners and floor transitions). If you’re doing a home addition with a new bath, you’re almost certainly dealing with KERDI board on the walls and a DITRA membrane under the floor. An ADU kitchen or bath addition in a concrete block structure typical of South Florida construction has a different failure profile than a wood-framed one, because slab movement and humidity get into every seam.
The compatibility gotcha most people miss: KERDI band and DITRA mat have specific overlaps required by Schluter’s own installation specs, usually a minimum 2-inch lap at every seam. If the previous installer skimped on that lap, water finds its way in slowly, and by the time you see the stain, the substrate behind the tile is already compromised. OEM Schluter parts are worth the cost on the waterproofing side, because the material chemistry and the fleece backing are matched to the membrane. Aftermarket trims and edge profiles can be fine, but for anything that touches waterproofing, we recommend the real thing. We also work with KraftMaid, Cambria, and Silestone for the cabinetry and surface pieces that finish out these same projects.

Signs Your Schluter Home Additions & ADU Is Failing
- Grout cracking along the same line repeatedly. This usually means the DITRA mat underneath lost its bond to the slab, so the tile assembly is flexing independently. Regrouting won’t fix it. The mat needs to come up and be replaced.
- A musty smell in a new addition that won’t clear out. Moisture is trapped behind a KERDI seam that didn’t get the full 2-inch overlap. By the time it smells, the framing or drywall behind it is wet and needs drying or replacement.
- Water staining at the base of a curb or threshold. The KERDI band at that transition was likely cut short or sealed with the wrong thinset. Water wicks up and out, and the stain shows you exactly where the breach is.
- Tile movement at a doorway or expansion joint. Fort Lauderdale slabs shift with heat and moisture. If the Schluter movement profile at that joint is missing or undersized, the tile rotates and pops loose.
- Rust or discoloration at a metal edge profile. In coastal air, lower-grade aluminum or steel trims corrode faster. Schluter’s anodized profiles last, but only if the right grade was spec’d to begin with.

AfterReplacement Cost & What’s Included

For a focused Schluter repair inside a Fort Lauderdale home addition or ADU, you’re usually looking at $1,500 to $6,500 depending on scope. If the failure is contained to a shower pan or a single threshold, the work is surgical: remove tile, replace the membrane or mat, re-tile, re-grout. If the water migrated into the walls or subfloor, the job expands into framing repair, and that’s when you’re in the $45,000 to $130,000 conversation for a full addition rebuild in severe cases.
| Scope | Fort Lauderdale Installed Range |
|---|---|
| Shower pan membrane replacement (KERDI) | $1,800 – $4,500 |
| Threshold / doorway DITRA repair | $1,200 – $3,000 |
| Metal edge profile replacement (SCHIENE/RONDEC) | $400 – $1,800 |
| Water damage remediation behind failed membrane | $2,500 – $8,000 |
| Full home addition with Schluter systems (new build) | $45,000 – $130,000 |
| ADU construction with Schluter waterproofing throughout | $90,000 – $220,000 |
Every repair starts with a written price before we touch a thing. That price includes parts, labor, disposal, and any substrate repair we can see at the estimate. If we open the wall and find more damage, we tell you what we found, what it takes to fix it, and what it will cost, before we touch a thing. Every Schluter repair we do in Fort Lauderdale carries our 365-Day Done Right Promise: if it’s not right within a year of completion, we make it right at no cost to you.
DIY or Call Us?
You can safely inspect two things yourself. First, check whether grout lines in the same area keep cracking, which tells you the membrane below has failed, not the grout. Second, check seams and corners for gaps or lifted edges, especially where the tile meets a shower pan or doorway. That’s the extent of what we’d recommend doing on your own.
Replacing Schluter membrane is not a weekend project. The tile has to come off without destroying the substrate, the old membrane has to be stripped cleanly, the new one needs proper thinset coverage and the correct overlap, and then the tile has to go back with a waterproofing window that closes fast. Most DIY attempts we see end with a fresh tile layer hiding the same failed membrane underneath, and the second repair costs double. If your Schluter system is failing in a Fort Lauderdale addition or ADU, call (754) 354-3720 and we’ll give you a straight diagnosis and a written price.
FAQs

Properly installed Schluter systems routinely last 20 to 30 years in South Florida, but the failure point is almost never the membrane itself. It’s the installation, specifically seam laps under 2 inches, thinset mixed too dry, or movement joints skipped. In Fort Lauderdale’s heat and humidity, an installation mistake shows up within the first 3 to 5 years. Call (754) 354-3720 and we’ll tell you whether what you’re seeing is a material failure or an installation failure, which determines what gets fixed and what it costs.
A small breach at a single seam can sometimes be patched if the surrounding membrane is sound and the water hasn’t spread, but by the time most Fort Lauderdale homeowners call us, the water has already traveled behind the membrane. The honest answer: if the substrate is wet, the affected section comes out and gets replaced properly. We’ll show you what we found before we quote the fix. Estimates are free, and the number is (754) 354-3720.
A focused shower pan or threshold replacement runs 2 to 4 working days including tile and grout cure time. If we’re opening walls for water damage, add 2 to 3 days for drying and substrate replacement. We schedule around Fort Lauderdale’s weather and the curing requirements of the thinset, not a calendar that looks good on a brochure. Call (754) 354-3720 for a timeline tied to your actual job scope.
We keep KERDI band, DITRA mat, SCHIENE and RONDEC profiles, and the Schluter thinsets on hand for the common sizes and finishes used in Fort Lauderdale additions and ADUs. Specialty profiles or uncommon finishes may need a 2 to 3 day order window. Call (754) 354-3720 and we’ll confirm what’s on the truck for your project before we schedule anything.
