Moen Home Additions & ADU: The Fort Lauderdale Owner’s Guide
If you’re planning a home addition or ADU in Fort Lauderdale and want Moen fixtures throughout, the typical installed project runs $45,000 – $130,000 for an addition and $90,000 – $220,000 for a detached ADU. We stock and install Moen plumbing fixtures directly, and we spec them into nearly every addition we build because they hold up in South Florida’s humidity and hard water better than most brands on the market. Most homeowners don’t discover a “parts” problem until the project is underway: a valve that was roughed in wrong, a trim kit that doesn’t match the rough-in, or a shower system ordered without the right cartridge for local water pressure. Those are the moments we hear from people.
One thing to know up front: Mason Remodeling Co Fort Lauderdale is an independent general contractor. We are not affiliated with Moen, but we work with their full catalog because the product line is deep enough to spec correctly for any addition or ADU, and because replacement parts are actually available when you need them years later.
Which Moen Models This Applies To

Moen’s product line splits into a few families that matter for additions and ADUs. The Chateau and Adler lines are entry-level workhorses with basic cartridges, fine for rental ADUs and secondary baths. The Brantford, Align, and Voss collections are mid-range with better trim fit-and-finish, and they share the same 1225 or 1255 cartridge across most models, which makes replacement predictable. At the top, the U by Moen smart shower and the ExactTemp thermostatic systems require dedicated rough-in valves that must be set correctly at framing, before drywall goes up.
Here’s the compatibility gotcha we see all the time in Fort Lauderdale: Moen has changed rough-in valve specs over the years, and a PosiTemp trim kit will not mate with a Moentrol rough-in. If someone bought a shower trim kit online without checking the valve body behind the wall, they find out on install day. Bring us the model number off the existing fixture or the box, and we’ll match it before we cut into anything. In most addition and ADU scenarios, we recommend OEM Moen parts over aftermarket equivalents. The aftermarket cartridges are cheaper, but the OEM versions handle Fort Lauderdale’s chlorinated municipal water longer before they start sticking.

Signs Your Moen Home Additions & ADU Is Failing
A Moen fixture rarely “fails” catastrophically in an addition. It degrades gradually, and the early signs are easy to miss if you’re not looking:
- Water temperature drifts while you shower. The pressure-balancing cartridge is wearing out or mineral deposits from hard water are fouling the ports. You’ll notice it more in winter when the incoming water is cooler and the valve has to work harder to hold temperature.
- Handle gets stiff or won’t fully shut off. This is almost always cartridge scale buildup or a failing retaining clip, not the handle itself. Common in ADUs that sit unoccupied for months and let water sit in the valve body.
- Drip from the tub spout or shower head after the water is off. A worn cartridge seal or a cracked diverter gate. It’s not “normal” and it’s not going to fix itself, but it’s also a $20 part in most cases.
- Low flow from a new Moen fixture in Fort Lauderdale. The internal flow restrictor is clogged with sediment, or the rough-in was piped with undersupplied branch lines. We see this in older Victoria Park homes where the existing 1/2″ lines were never upgraded for a new multi-head shower.
- Leak behind the wall where the rough-in valve sits. If you see staining on the ceiling below a second-floor addition bath, or a musty smell near the tub surround, the threaded connections or the valve body itself may have failed. This is the one that needs a professional fast.

AfterReplacement Cost & What’s Included

For a fixture-level Moen replacement within an existing addition or ADU in Fort Lauderdale, here’s what installed pricing looks like:
- Cartridge replacement (shower or tub valve): $180 – $350 installed, including the OEM Moen part
- Tub/shower trim kit swap with existing rough-in in good shape: $400 – $900 installed
- Full shower valve replacement requiring wall access and repiping: $1,200 – $2,800 depending on tile repair scope
- New Moen fixture rough-in during a whole addition or ADU: included in the project scope, typically $350 – $900 per fixture set in a $45,000 – $130,000 addition budget
What drives the range on the bigger numbers: whether we’re cutting into tile or drywall, whether the existing rough-in is Moen-compatible or needs replacement, and whether the project is in a single-story home with attic access vs. a two-story with a finished ceiling below. Every quote Mason Remodeling Co Fort Lauderdale delivers is a written price before work starts. No verbal ballpark that grows by the time the invoice lands. The workmanship is covered by our 365-Day Done Right Promise: if it’s not right within a year of completion, we make it right at no cost.
DIY or Call Us?
Replacing a Moen cartridge is something a confident homeowner can tackle: shut off the water, pull the retaining clip, swap the cartridge. The danger is not the cartridge, it’s what you can’t see behind the wall. If you’re working on a Moen rough-in in a wall with a shower valve, you’re opening water lines at pressure. One stripped threaded connection and you’ve got a slow leak inside the wall that you won’t see until the ceiling below sags.
If the issue is trim, cartridge, or a dripping spout, you can probably handle it with the right Moen part and a pair of pliers. If we’re talking about a valve body, a repipe, or anything that requires opening the wall, that’s where we’d tell you to bring in someone who does this weekly. Isaac Pruett has spent the better part of two decades running additions and remodels across South Florida, and we have seen every possible way a shower rough-in can go wrong. We tell you what we found, what it takes to fix it, and what it will cost – before we touch a thing. Call (754) 354-3720 and we’ll talk you through it.
FAQs

Plan on 8 – 12 years for a Moen cartridge in Fort Lauderdale municipal water, shorter if your home sits on a well with unsoftened water. The chlorine and mineral content here wears the rubber seats faster than in softer water markets. If your Moen fixture is older than a decade and starting to stick, it’s not premature, it’s time.
Most Moen valve problems are repairable with a new cartridge or a seal kit, which costs under $50 in parts. The rough-in valve body itself rarely fails unless it was installed wrong, frozen, or allowed to corrode for years. If the valve body is cracked or the ports are deformed, replacement is the honest answer.
A cartridge swap takes 30 – 45 minutes once the water is off. A trim kit replacement takes about an hour. A full rough-in valve replacement with wall access and tile repair is a half-day to two days depending on the scope.
We carry the common Moen cartridges (1225, 1255, and PosiTemp) on our trucks, along with standard trim screws and retaining clips. If you need a specific finish-matched trim kit or a less common rough-in, we order OEM directly and usually have it in hand within two to three business days for our Fort Lauderdale projects. We also stock parts for KraftMaid, Cambria, and Silestone product lines we spec on our additions and ADUs.
