CGI Windows & Doors: The Fort Lauderdale Owner's Guide

If you have a CGI window or door with a failing part, we stock and install CGI-compatible components across Fort Lauderdale, with most hardware, balance, and roller replacements running $180 to $640 installed depending on the part and your window series. We keep the most common CGI replacement parts on our trucks, so in many Victoria Park or Rio Vista calls we handle the fix in one visit. The way most owners find us is simple: a window suddenly won't stay open, a door latches hard, or a locking mechanism grinds when you turn the handle. What we tell you first is what we found, what it takes to fix it, and what it will cost, before we touch a thing.

Which CGI Models This Applies To

CGI manufactured several window and door lines for the South Florida impact market, and parts compatibility is not universal across them. The three series we see most in Fort Lauderdale homes are Sentinela, Estate Collection, and the Targa line of doors. Each uses different balance systems, roller track geometry, and locking hardware, so a balance from a Sentinela will not fit a Targa side door without modification. If you can read the label on the frame or sash corner, the series name and size code are printed right there; if the label has faded, pull the sash inward and look for the etched production date on the edge of the glass. CGI changed its roller and track profile after 2011, so a pre-2011 Estate window needs the older through-bolt roller style, not the snap-in cartridge that newer production uses. That is the number one compatibility gotcha we fix after someone ordered a part online that looked right in a photo. For anyone weighing OEM against aftermarket, OEM CGI parts are still available for most common failures, but for roller assemblies and weatherstripping, spec-grade aftermarket equivalents from Strybuc and similar supply houses often outlast the originals and cost 20 to 30 percent less. We will quote both and let you decide.

Signs Your CGI Windows & Doors Is Failing

  • The sash drops or slams when you let go. This is almost always a failed balance or a broken tension spring inside the balance cartridge. CGI balances are rated by sash weight, and once the internal coil fatigues, the window loses its hold and becomes a pinch hazard for anyone with kids at the window.
  • You need two hands to slide the panel. CGI rollers collect salt-air corrosion faster than inland windows, and once the nylon wheel wears flat, the panel rides on the aluminum housing and gouges the track. Listen for a grinding sound; that is metal on metal.
  • The lock point will not fully throw. After years of Fort Lauderdale humidity, the multi-point lock strip inside a Targa door collects fine corrosion, and the gear teeth skip instead of engaging. Forcing the handle only bends the gear and makes the repair more expensive.
  • Water beads on the inside of the glass or between the panes. That means the insulating glass seal has failed and the desiccant inside the spacer is spent. In a CGI impact window, the laminated outer pane often survives, but you lose the insulating value and the glass fogs permanently.
  • The weatherstripping is cracked, flattened, or peeling off the frame. We see this most on west-facing windows in Fort Lauderdale, where afternoon sun bakes the wool pile and vinyl fins. Once it comes away from the channel, air and rain find the gap.

Replacement Cost & What's Included

Installed pricing for CGI window and door part replacement in Fort Lauderdale typically runs $180 to $640, and the part you need determines where you land in that range. A roller swap runs $180 to $260 per panel. A balance replacement runs $220 to $340 per window. A multi-point lock strip in a Targa door runs $380 to $540 installed. Full weatherstripping replacement runs $190 to $430 depending on lineal feet and profile. What drives the range is partly the part itself and partly access: a second-floor Victoria Park window with a fixed screen frame takes longer to reach than a first-floor slider with clear access, and we price the labor honestly either way. Every quote includes the part, the drive, the visit, the labor, and cleanup, and the price we give you is the price on the invoice. The work itself is covered by our written guarantee, with the terms stated plainly before we start. Mason Remodeling Co Fort Lauderdale is an independent service provider. We are not affiliated with CGI, and we will tell you when an OEM part is the right call and when an equal-quality aftermarket part saves you money.

DIY or Call Us?

You can safely check two things yourself. First, look at the track in the sill and clear out any sand, shell grit, or palm fiber, which Fort Lauderdale breezes deliver constantly. Second, note whether the failure is on one window or every window of the same series, since one failure is wear and several failures is usually a maintenance pattern. What we do not recommend is pulling a CGI balance cartridge or spring-loaded roller without the right release tool and the right sense of where the tension goes when it lets go. A balance under full load can take a fingertip off, and we have seen more than one homeowner fracture a vinyl sash corner trying to muscle a stuck panel out of its frame. Most CGI part swaps take our technicians under two hours, and we bring the part, the tooling, and the replacement fasteners. If you are not certain what failed, call (754) 354-3720 and describe the symptom. We will tell you what we think it is and what the likely cost range is before we schedule the visit.

FAQs

A whole-home remodel with the living, dining and kitchen areas opened up

How long do CGI window parts last in Fort Lauderdale?
Coastal salt air shortens roller and balance life to roughly 8 to 12 years, while frames and laminated glass regularly last 20-plus years. A 1990s CGI window with original rollers is on borrowed time, but the frame often has another decade in it. Call (754) 354-3720 if you want us to assess what is worth replacing versus what is worth repairing.

Can a failed CGI part be repaired instead of replaced?
Some can. Locks and multi-point gear strips can sometimes be cleaned and re-lubricated rather than replaced, and we will do that when it is the honest answer. Once a roller wheel is flat or a balance coil is broken, there is no repair, only replacement. We tell you which one you are looking at before any work begins.

How long does a CGI window or door part replacement take?
Most single-window roller, balance, or lock replacements take under two hours on site. Full weatherstripping on a large sliding door can take half a day because the old adhesive channel has to come out clean before the new pile seals properly.

Do you stock CGI parts, or do you have to order them?
We keep common CGI Sentinela and Estate balance cartridges, roller assemblies, and Targa lock strips in our Fort Lauderdale inventory. Some older series or less common hardware sizes we order same-week, and we tell you which situation you are in before you book the appointment. Call (754) 354-3720 and we can check stock for your model while you are on the phone.
