Toto Home Additions & ADU: The Fort Lauderdale Owner’s Guide
Adding square footage to your Fort Lauderdale home with Toto fixtures and finishes typically runs $45,000 – $130,000 for a full addition, while an accessory dwelling unit (ADU) lands between $90,000 – $220,000 depending on size, foundation work, and utility runs. We stock and install Toto-compatible plumbing fixtures, toilets, bidets, and bath hardware for these projects, and most additions reach rough-in plumbing in 4 to 6 weeks once permits clear. Homeowners usually call us after they’ve discovered their existing addition or ADU has a failed Toto component: a toilet that won’t stop running, a bidet seat that’s lost power, or a shower valve that drips through the wall into the slab below.
We’re an independent service provider, not affiliated with Toto. But we’ve installed enough Toto equipment across Fort Lauderdale to know exactly which parts fail, which ones interchange, and what it costs to make it right.
Which Toto Models This Applies To
Toto’s product lines break into a few distinct families, and parts don’t cross over as freely as homeowners assume. The Drake and Drake II toilets use the G-Max and Tornado Flush systems respectively – a fill valve from a Drake will not fit a Drake II tank without modification. The Aquia and Aquia IV models are dual-flush and use a completely different flush tower assembly than the gravity-fed Drakes. The Washlet bidet seat line (C2, C5, S550e) shares some electrical components within generations, but a pre-2018 C2 control board won’t pair with the newer remote modules. When you open the tank lid or flip over the bidet seat, Toto prints the model number on a sticker or molds it into the underside of the porcelain. Snap a photo of that number before you order anything. Aftermarket parts from Fluidmaster and Korky work fine on most Toto toilets and run 30 – 40% less than OEM, but for Washlet electronics we only use Toto factory parts – the aftermarket control boards we’ve tested don’t hold up in South Florida humidity.

Signs Your Toto Home Additions & ADU Is Failing
- Toilet runs every 20 to 30 minutes, no leaks visible on the floor. This is the classic Toto fill valve failure. The diaphragm inside the valve hardens over time, especially with Fort Lauderdale’s chlorinated municipal water, and stops sealing tight. The fix is a valve swap, not a new toilet.
- Bidet seat powers on but won’t heat water. On Toto Washlet units, the inline heating element is the first thing to go. You’ll see a blinking light pattern on the control panel. This is a serviceable part, but it requires removing the seat and opening the sealed casing – not a weekend DIY job.
- Flush feels weak, bowl clears slowly. Most people assume it’s a clog. It’s usually the flush tower gasket on dual-flush Aquia models or a partially blocked rim jet on older Drakes. The jet holes calcify from hard water, and once they’re narrowed, the flush pressure drops.
- Water pooling at the base of the toilet only during humid months. Condensation on the outside of the tank, not a seal failure. But if it pools year-round, the wax or neoprene seal between bowl and flange has failed. In Florida, we see neoprene foam seals break down faster than wax from thermal cycling.
- Sulfur smell near the shower drain in the ADU. If the ADU sits unoccupied for stretches, the p-trap evaporates and sewer gas comes up. Not a Toto part failure, but it’s the most common reason we get called out to inspect an ADU bath. A trap primer or seasonal flushing solves it.

AfterReplacement Cost & What’s Included

For a single Toto component in a Fort Lauderdale addition or ADU, here’s what you should expect to pay installed:
- Fill valve replacement (Drake, Ultramax): $180 – $320
- Flush tower assembly (Aquia dual-flush): $240 – $420
- Washlet heating element: $350 – $600 for the part, $150 – $250 labor
- Complete toilet swap to a new Toto model: $450 – $900 including haul-away
- Shower valve cartridge replacement: $220 – $400
The range depends on access. A toilet in a tight ADU water closet with a rusted shut-off valve takes longer than one in a wide-open master bath. Every quote we give is a written line-item price before work starts – you’ll see the part cost, the labor, and any trip fee broken out. If we find something else wrong once we open things up, we stop, show you, and give you a new written number before continuing. We don’t hand you a surprise invoice at the end. Our workmanship on repairs carries a 365-day Done Right Promise: if it fails within a year of completion, we come back and make it right at no charge.
DIY or Call Us?
A Toto fill valve swap is genuinely DIY-able if you’re comfortable turning a wrench and the shut-off valve behind the toilet actually works. Watch one video, buy the Fluidmaster universal replacement, done in 30 minutes. Where I’d stop you is anything involving the Washlet’s internal electronics – these units carry 120V and any moisture intrusion into the control housing creates a shock hazard, not just a dead seat. Same goes for any leak that’s already dripped through the subfloor. By the time a Fort Lauderdale homeowner sees a water stain on the ceiling below a toilet, we’re usually cutting out rotted plywood and sistering floor joists, and that is not a repair you want to improvise. If you’re unsure whether the issue is simple or structural, call (754) 354-3720 and we’ll talk it through honestly before anyone schedules a visit.
FAQs

A Toto toilet should last 20 – 30 years, but the internal components – fill valve, flapper or flush tower, supply line – realistically need replacement every 5 to 8 years in Fort Lauderdale because chlorinated water, hard mineral content, and humidity accelerate wear. Washlet electronic seats average 7 to 10 years before the heating element or control board fails. Call (754) 354-3720 if your fixtures are aging out and you want an honest assessment on repair versus replacement.
Almost every Toto fixture can be repaired, not replaced. A running toilet is a $25 valve, not a $600 new toilet. A weak flush is usually a gasket or clogged rim jet. The only times we recommend replacement are when the porcelain is cracked, the trap is compromised, or you’re remodeling anyway and want to move to a newer flush platform. Call us at (754) 354-3720 and describe what’s happening – we’ll tell you if it’s worth repairing before you spend a dime.
Most toilet and valve replacements take 45 minutes to 90 minutes on site. Washlet heating elements run 1 to 2 hours. If we’re doing a full fixture swap in an ADU with shut-off valve issues, plan for half a day. We give you the time window when we quote the price, and we hold to it.
We keep Toto fill valves, flush tower gaskets, supply lines, and the most common Washlet wear parts stocked and ready with our Fort Lauderdale technicians. For model-specific electronic components we order direct from Toto’s distribution network, typically arriving in 3 to 5 business days. We also stock compatible parts for KraftMaid cabinetry hardware, plus Cambria and Silestone countertop care kits if your addition or ADU uses those finishes.
If your addition or ADU has a Toto fixture acting up – or you’re planning new square footage and want fixtures installed right the first time – call (754) 354-3720 for a free estimate. We tell you what we found, what it takes to fix it, and what it will cost – before we touch a thing.
